keep your garage door properly maintained

By Luis Escobedo, A Professional Garage Door 1172 Marchy Lane, Ceres | (209) 605-5751 October 25, 2022
Did you know, with proper maintenance, the typical garage door spring may withstand about 10,000 revolutions before needing to be replaced? To keep your garage door funtioning properly, here are a few tips for maintenance: 1. Conducting a manual lift test on a regular basis is crucial if you want to prevent spring-related problems. To do this, bring your door up to the halfway open position and then release it. Your springs are functioning properly if the door stays partially open. However, if the door slams shut as soon as you release it, you may want to call for service. Your springs are likely damaged if your garage door looks to be out of alignment or slams to the ground. Your garage door springs can suffer severe damage if they are exposed to subfreezing temperatures.
2. One of the most frequent issues a homeowner ignores is a draft. You will be able to quickly identify drafts around your garage door when cooler weather arrives. Check for cold air coming from around the door while standing in your heated garage. To resolve this issue, simply replace the weather stripping. Ignoring the issue could lead to higher-than-average energy expenses and a strain on your heating system. 3. There are several moving parts in the garage opener. The right amount of lubrication is one of the most important requirements for these moving parts to function properly. The consistency of the lubricant on these moving parts may alter when chilly weather arrives in your area. If your garage door becomes stuck when it rises, there is a lubrication issue due to the thickening of lubricant brought on by cold temperatures. The proper viscosity rating of lubricant must be used if this issue is to be avoided. You can tell by this rating what temperature a certain lubricant can withstand. If you're having issues with your garage door, A Professional Garage Door Service, Inc. can assist you in resolving garage door issues caused by the cold.

3 Questions you may be asking about selling your house today

By Renee Ledbetter, Ledbetter & Associates, Inc. | EXIT Realty Consultants 3018 E. Service Road, Suite 105, Ceres | (209) 201-7870 October 25, 2022
1. Should I wait to sell? Even though there are more homes for sale today than there were at this time last year, inventory remains low. Currently, inventory is hovering about 2-3 months. Three months and less of inventory is considered a sellers' market; 3-6 months is a neutral market, and over 6 months is considered a buyers' market. This means it is still a sellers' market leading towards a neutral one.
2. Are buyers still buying?Although the market has slowed from the sales frenzy of 2020 and 2021, and despite the rise in interest rates due to inflation, serious buyers are still buying. These buyers recognize that at some point interest rates will normalize and they will have an opportunity to refinance to a lower rate.
3. Can I afford my next home? Only you can determine that question. However, homeowners have gained significant equity over the past few years. You can use that equity to help you make your next move.
